Our most popular program is our "Rent to Own" Program (sometimes referred to as a "Lease Option", "Lease to Own" or "Lease Purchase"). This program allows you, the potential buyer, the ability to live in your new home before actually purchasing the house. You will rent the house from us and at the end of your rental agreement, you will have the option to purchase your house. An initial option consideration of 3-5% of the purchase price is generally required, which is applied to the purchase price at the end of the rental agreement.
Another popular program is our "Owner Financing" Program (sometimes referred to as a "Contract for Deed", "Bond for Title" or "Land Contract"), which allows you to take ownership of the home immediately and take advantage of all the benefits of home ownership, such as mortgage interest tax deductions. With this program, you buy the property from us just like a bank with a standard 15- or 30-year mortgage, generally with a ballon payment at some future point in time when the property would be refinanced or paid in full. When the property is refinanced or paid in full, you will receive legal title to your new home. An initial down payment of 10% is generally required.
